LESS TAB-HOPPING. MORE CONTEXT.

Know what the records say.
Know what still needs an answer.

We bring the research together so you can spend your time deciding which property deserves the next step.

01

Confirm the property & recorded owner

Start with the right parcel and the ownership interest described in the records.

  • Address / APN match, assessor parcel map and available assessor characteristics.
  • Latest located vesting deed, its legal description and the interest conveyed.
  • Ownership and transfer timeline from the defined recorder search.
02

Trace recorded loans, liens & releases

See the instruments behind the numbers, with references you can follow.

  • Located deeds of trust and their original recorded secured amounts.
  • Located assignments, modifications, trustee substitutions and subordination agreements.
  • Reconveyances and releases matched to their referenced instruments where possible.
  • Search findings for recorded tax, judgment, mechanics’, municipal and HOA liens.
  • Located recorded CC&Rs, easements, access agreements and restrictions within the search scope.
03

Check the foreclosure & tax picture

Separate a dated notice from the latest information the source actually publishes.

  • Located default, sale and rescission notices arranged in a dated timeline.
  • Latest published trustee / auction-source status check, with the time checked; an unavailable status is identified.
  • Published secured and supplemental property-tax bills, delinquency and itemized direct assessments / charges.
  • An illustrative post-purchase and supplemental-tax estimate when you supply a proposed price and purchase date.
04

Map the land-use & location flags

Put the records in context before deciding which professional checks come next.

  • Published zoning, General Plan designations and historic overlays.
  • Official flood, fire, fault, liquefaction and landslide map screening, with map sources and dates.
  • Public GeoTracker / EnviroStor environmental-site screening and links to located records.
  • Factual location maps, dated street-imagery links, nearby transit / services and published school-district information.
The search scope

A 10-year recorder-index search through the latest index date available when checked, plus the latest located vesting deed and older instruments directly referenced in located records. One identified residential parcel per order.

“Located” means found in that defined search, not a certification of every claim affecting the property. Original loan amounts are not current payoff amounts. The packet states the available index date and each source’s coverage.

Every packet states its search dates and limitations. A missing record is not treated as proof that an issue does not exist.

All advertised research areas are addressed. A section may report “not applicable,” “no record located” or “source unavailable,” with an explanation. If essential deed or applicable foreclosure documents cannot be retrieved, you may choose a full refund.

A PROMISE WE CAN STAND BEHIND

Three business days.
Or your fee back.

Your paid order gets a specific delivery deadline. If we miss it, request a full research-fee refund — even if we complete the packet later.

If we cannot retrieve the essential deed or applicable foreclosure documents, you may choose a full refund instead of an incomplete packet.

The clock starts at verified payment. Business days exclude weekends and the holidays listed in the terms. This is a delivery promise; it does not guarantee clear title or a purchase outcome.

BEFORE YOU ORDER

A few useful details.

Is this a title report or title insurance?

This is a public-record research packet. It is not a preliminary title report, title insurance, a legal title opinion or a determination of lien priority. Use the packet to prepare questions for a licensed title company or attorney.

Can I get it before an auction tomorrow?

No. Order only if your decision can wait until after the delivery deadline. We do not offer a rush service or ongoing auction monitoring. The latest published sale status is a time-stamped check and can change afterward.

What if a record is missing or a source is down?

We explain the search result and source coverage. “No record located” is different from a confirmed absence of liens. If an essential vesting deed or applicable foreclosure document cannot be retrieved, you can choose a full refund.

Are permits, HOA financials or interior inspections included?

No. Complete permit and code-enforcement files, building plans, formal agency reports, current HOA / lender payoff statements, occupancy or lease verification, interior inspections and insurance quotes have inconsistent access or turnaround. They are outside this offer. Street visits, video and drone photography are not sold with this packet.

What does the hazard and environmental screening establish?

It reports public map and database findings, with dates and gaps. It is not a statutory Natural Hazard Disclosure report, survey, Phase I environmental assessment or confirmation that the property is safe or free from contamination.

Which properties and counties can I order?

One identified residential parcel, including a single-family home or condominium, in Alameda, Contra Costa, Marin, Napa, San Francisco, San Mateo, Santa Clara, Solano, Sonoma. Multiple parcels, commercial properties and an unverified parcel identity require a separate scope and are not sold through this checkout.
