The search scope

“Located” means found in that defined search, not a certification of every claim affecting the property. Original loan amounts are not current payoff amounts. The packet states the available index date and each source’s coverage.
Start with the findings summary. Follow the dated timeline. Open the supporting document. Take the follow-up questions to your title company, attorney or inspector.
Downloadable PDF + document bundleA readable summary, source log and up to 50 pages of uncertified recorded-document copies, with recorder copy fees included.

Question + responsible source
Every packet states its search dates and limitations. A missing record is not treated as proof that an issue does not exist.
All advertised research areas are addressed. A section may report “not applicable,” “no record located” or “source unavailable,” with an explanation. If essential deed or applicable foreclosure documents cannot be retrieved, you may choose a full refund.
FROM ADDRESS TO ORGANIZED ANSWERS
One property. Three simple steps.
1
Confirm the parcel
Provide the address, county and APN. Add your proposed price and purchase date if you want an illustrative tax estimate.
2
We do the records legwork
We check online sources and retrieve recorder documents in person when needed. Your paid order shows its delivery deadline.
3
Open your private packet
Download it from your private order page within 2–3 business days. Save that link; it is where your packet is delivered.
The clock starts at verified payment. Business days exclude weekends and the holidays listed in the terms. This is a delivery promise; it does not guarantee clear title or a purchase outcome.
BEFORE YOU ORDER
A few useful details.
Is this a title report or title insurance?
This is a public-record research packet. It is not a preliminary title report, title insurance, a legal title opinion or a determination of lien priority. Use the packet to prepare questions for a licensed title company or attorney.
Can I get it before an auction tomorrow?
No. Order only if your decision can wait until after the delivery deadline. We do not offer a rush service or ongoing auction monitoring. The latest published sale status is a time-stamped check and can change afterward.
What if a record is missing or a source is down?
We explain the search result and source coverage. “No record located” is different from a confirmed absence of liens. If an essential vesting deed or applicable foreclosure document cannot be retrieved, you can choose a full refund.
Are permits, HOA financials or interior inspections included?
No. Complete permit and code-enforcement files, building plans, formal agency reports, current HOA / lender payoff statements, occupancy or lease verification, interior inspections and insurance quotes have inconsistent access or turnaround. They are outside this offer. Street visits, video and drone photography are not sold with this packet.
What does the hazard and environmental screening establish?
It reports public map and database findings, with dates and gaps. It is not a statutory Natural Hazard Disclosure report, survey, Phase I environmental assessment or confirmation that the property is safe or free from contamination.
Which properties and counties can I order?
One identified residential parcel, including a single-family home or condominium, in Alameda, Contra Costa, Marin, Napa, San Francisco, San Mateo, Santa Clara, Solano, Sonoma. Multiple parcels, commercial properties and an unverified parcel identity require a separate scope and are not sold through this checkout.
