County tax auctions: where to bid
Published auction service: MyTaxSale. Start with the Tax Collector’s official page and follow the event it identifies.
The MyTaxSale home page says the next tax sale has not yet been scheduled. Its instructions and prior-sale results remain useful references; they are not confirmation of an open auction.
The county’s tax-sale FAQ explicitly states that San Mateo does not sell tax-lien certificates. Research the parcel and tax deed process rather than assuming an interest-rate investment.
Check the active event for bidder approval, deposit and settlement requirements when a new sale appears. Paying the delinquent tax balance before a sale does not make you the owner.
New to this process? Read how tax-deed auctions work and why a tax-default record does not establish an active sale.
Mortgage foreclosures: follow the trustee’s notice
For a private trustee sale in San Mateo, the individual Notice of Trustee’s Sale identifies the venue, trustee and sale-information contact. The county’s tax-auction platform and Recorder office are separate resources; neither is a universal place to bid on mortgage foreclosures.
Match the APN and legal description, identify the loan being foreclosed, then confirm the current status using the trustee file number. Ask about qualification and payment before traveling or arranging funds. Use the foreclosure-auction guide to research lien priority and the purchase process.

San Mateo ACRE: assessor mapsUse ACRE for parcel and recorded-map research
The assessor-map service provides assessor and recorded-map resources. Match book, page, parcel and legal description carefully when a notice lacks a clear street address. Ask for assistance if the map and notice appear to identify different land.
Do not confuse assessment with a buildable site
A parcel identifier establishes a tax-record reference. Your proposed development still needs jurisdiction, zoning, access, utilities and permit research. For a coastal, hillside or otherwise constrained site, price the work only after those questions have answers.
Verify the actual foreclosure venue
A trustee sale concerning a San Mateo County parcel follows the venue and sale-information instructions in that notice. The Tax Collector’s Redwood City office address is not a universal mortgage-foreclosure bidding location.
If the notice names the Sheriff
Use the Sheriff’s civil-enforcement resources and the full sale notice. Verify the legal process, interest being offered, venue and payment terms with the selling office. An office page without a visible auction list leaves current availability unknown.
San Mateo Sheriff: sheriff salesRead the separate sheriff and court-sale guide before applying trustee-sale assumptions.
Before you commit money
- Confirm the current lot or trustee case, the actual interest offered and any status changes.
- Have title and legal questions resolved for this parcel and sale.
- Price condition, access, occupancy, insurance and your intended use.
- Verify qualification, cleared funds, all settlement charges and payment deadlines.
Use the first-bid preparation guide to build a budget and a written maximum bid. Our property pages preserve source events; they are a starting point for this work, rather than a county-certified live sale calendar.
